Secrets You Need to Know Before You Buy a New Home

Did you know that the best time to buy a new home is over the December holiday season.  Builders are more motivated because the holiday season is slower and they want more closings by the end of the year.

Also buyers should consider purchasing the builder’s model home, which includes all the builder upgrades usually and at market value. However, they take it “as is” without getting to pick colors, floor coverings, etc.

Agents should look closely at new homes that have been on the market for 45 days or more. The bottom line price, which is what new home buyers are looking at because they are not emotionally attached to the property, is usually a better deal.

The “better deal” doesn’t usually mean a lower price on the property but many times includes paid closing costs and designer center incentives. The last new home I sold included over $30,000 worth of design features to choose from.

Agents are able to assure a buyer that they receive all incentives that may not be available to the general public. If you are not represented by an experienced Realtor who can establish a conversation with the builder’s sales agent you may miss out on the better deal. Builder reps work for the builder and not the buyer. Buyers don’t save on commission either. It just goes back to the builder’s marketing fund.
