Canoe Creek by Neal Communities: Final Phase and Fan Favorites
A community favorite, Canoe Creek is now in its final phase with about 180 homesites left. Prices start at $434,999 for the popular Dream model, and Neal is currently running promotions like red-tag specials.
HOA is $148/month with no CDD, and the villas—starting at just over $340K—are perfect for those wanting low-maintenance living with access to both a private and main amenity center. Broadleaf, a Neal Communities cousin, is crafted with first-time home buyers in mind. With 266 homes planned, it’s an excellent starting point for those entering the Parrish market. A mix of age groups and accessible pricing makes this community a welcoming place for anyone ready to call Florida home.
Rye Crossing by DR Horton: Affordability with Amenities
Located along the increasingly popular Rye Road, Rye Crossing offers 12 floor plans with 23 quick move-in homes currently available. The largest, a 5-bedroom, 3-bath, 3-car garage home, is listed at $512,990.
The $91/month HOA and CDD (ranging from $1,416–$2,015/year) come with robust amenities like a gated entrance, pool, fitness center, pickleball courts, and even a dog park. Families will appreciate the zoning for Gene Witt Elementary and Buffalo Creek Middle.
Rye Ranch by Lennar & DR Horton: Parrish’s Next Big Community
Still in early development, Rye Ranch will be massive—3,500 homes, multiple builders, and 11 planned amenity centers. With trails, pools, splash pads, tennis, e-bike sharing, and even youth sports fields, this community is designed for outdoor living and neighborly connections.
Current inventory includes Lennar’s stylish 3-bed, 3-bath homes priced just under $600K and DR Horton’s multi-gen Camden plan at $573K. Expect more exciting updates as the community continues to grow.
